Concrete is hard and strong, making it a wonderful foundation material for many types of structures. Given its repute, it might shock you to learn that concrete is still porous. Given enough time, water from under slabs or walkways makes its way through the concrete to its surface, and the water then evaporates. During its travel, the water picks up salts taken from the concrete. These salts become a white powder when the water evaporates on the surface of the concrete. This unseemly effect is named efflorescence.

If you notice cracks or joints in your floor that don’t completely dry, this points to a significant cache of moisture underneath your slab. Many people try to cover up the problem with ceramic tile or do-it-yourself epoxy. Without a high-quality sealant, however, the water finds a way through, resulting in loose tiles or coatings that bubble and peel away. Then the problem becomes worse and more expensive to repair.

What To Do About Efflorescence

Some water issues are severe enough that in addition to sealing the foundation, you simultaneously need to take other measures outside the structure.
